Walnut Avenue Specific Plan

The City of Greenfield proposes the Walnut Avenue Specific Plan which encompasses a 62.6 acre project site proposed a maximum development capacity of 445,000 square feet of commercial use, 220 high-density dwelling units, and useable recreation and open space of up to about two acres.

Resources At Risk

  • Reduced Air Quality
    The project has significant impacts on carbon monoxide and the residential portion of the project could be within ARB’s threshold for harmful exposure to motor vehicle emissions from Highway 101 traffic.
  • Cumulative Impacts
    The DEIR should include a list of past, present, and probable future projects producing related or cumulative impacts, including, if necessary, those projects outside the control of the agency or a summary of projections contained in an adopted local…planning document, that describes or evaluates conditions contributing to the cumulative effect.
  • Lack of Project Alternatives
    The DEIR evaluates the no project alternative and a reduced size alternative. It finds that the Reduced Size alternative would not attain the city’s key objective for the proposed project.
